1. You Can Deduct Taxes Up to 100,000 Baht Per Year.

- This benefit covers the actual home loan interest paid each year.
- If you pay 70,000 baht in home loan interest per year, you can deduct the full amount of 70,000 baht, but not exceeding 100,000 baht.
- If you pay more than 100,000 baht per year, such as 120,000 baht, you can only deduct a maximum of 100,000 baht.

2. Applicable to Various Types of Residences, Not Limited to Single Homes.
Whether you buy a single-family home, townhouse, condominium, apartment, or commercial building.
As long as it is your actual residence and purchased with a housing loan, you can use the tax deduction right.

3. You Can Combine Deductions for Multiple Homes.
If you have more than one residence and pay home loan interest in multiple places, you can combine the home loan interest amounts for tax deductions.
However, it must not exceed 100,000 baht per year, according to the maximum limit.

4. Joint Borrowers Can Also Use the Deduction Right.
- If you borrow jointly with others, such as a spouse or relatives, you can divide the deduction rights equally.
For example:
      - Joint borrowers (2 people): each can deduct 50,000 baht.
      - Joint borrowers (3 people): each can deduct 33,333 baht.
- Tax deduction rights cannot be transferred, even if the primary borrower pays more interest.

5. Notify the Bank to Fully Exercise Your Tax Deduction Right.
You should inform the bank to report your housing loan interest information to the Revenue Department and verify the accuracy of the information to fully receive the home loan interest tax deduction.

6. Interest from Home Renovation Loans Is Not Deductible.
- This tax deduction right applies only to interest from loans for purchasing a home or residence.
- Interest from multipurpose loans used for home decoration or renovation cannot be used for tax deductions.

7. You Can File for Deductions Once a Year, Within the Specified Period
You can file for tax deductions between January 1 and March 31 every year. If you miss this period, you must wait to exercise your right in the following year.
 


Examples of Calculating Home Loan Interest Tax Deduction Rights

Case 1: Single Borrower

- You borrow to buy a house and pay 80,000 baht in interest per year.
- You can deduct the full amount of 80,000 baht.

Case 2: Joint Borrowers (2 People)
- You and your spouse jointly borrow to buy a house and pay 120,000 baht in interest per year.
- The tax deduction right will be divided equally, 50,000 baht each (because the maximum right per person is 50,000 baht).

Case 3: Joint Borrowers (3 People)
- You and your siblings jointly borrow to buy a house and pay 90,000 baht in interest per year.
- Each person can deduct 30,000 baht equally.

Case 4: Joint Borrowers (3 People), but 2 Do Not Exercise Their Rights
- If there are 3 joint borrowers and only one exercises the tax deduction right.
- The primary borrower can only exercise the right for 33,333 baht and cannot combine the rights of the other borrowers who do not exercise them.
